A Hypothetical question

Right so I have a bit of a strange situation and I can feel it in my waters what's coming next and was wondering if anyone has had this experience before or anything similar.

So my tenant is in arrears of three months now. I have served him the section 21 and he is willing to leave. He has also given me and signed a document saying he will leave at the end of April 2016.
He is ex army and says that he is getting help from a charity in order to rehouse him. Sounds true enough. He also has said that he will pay. Not so sure on that one.

Now he has moved his stuff out apart from some sofas and a bed.

Now my thoughts are that he is going to just disappear. That's what my gut says anyway.

I have tried calling him this week to get any more updates on the payments but he is not answering.
My feeling is that he is going to just chuck the phone away at the end of this and not pay and that's it.


I will have a problem tracking him down to get my money back from him with no phone number and no forwarding address. The guarantor was his ex girlfriend so that's not going to work.
Its a worrying situation I have got myself into and a learning curve.
How easy is it to get money back from people that do a runner and you cant trace that easily.

A strange situation? Hypothetical! Blimey, you've lived a charmed life!

Cut your losses / tell him you won't chase him if he gives up tenancy (doesn't have to be true) / get someone else in ASAP and hope you've learned a bit.

I used to feel like you about chasing for arrears but life's too short (and it was getting shorter)

So my gut was right.
He has at least left the property and done a runner with the keys and left some junk.

I have changed the locks. He also hasn't paid any of the utility bills so I am sure he won't be paying me either.

If the tenant has no forwarding address how easy is it to take this further. without contact details???

But at least I have the house back which was a state.

Do you plan on taking a bath on this?

If not, you obviously don't treat having no contact details as a blocker. You find where the ex-Tenant is. Use a service like above. You make a claim for the outstanding money and move towards getting him a nice CCJ. When you know his details you pass those onto the utility companies.
