furnished or unfurnished

HEllo all
I am new to the forum and landlord in general. We are letting a property and I thought it was part furnished as it has a bed, table, chairs, rocking chairs, white good, cutlery and some dishes and pans. Enough to live on but could probably do with a sofa. Shelves and wardrobes and cupboards are there too. Is that part furnished or furnished?
Then also the tenant wants me to get rid of my bed and bring hers, does that affect the furnished status? I thought that part furnished benefited from the 10% wear and tear allowance but I read it doesn' any more. Would my property benefit from it?

Furnished, to me, means that almost everything someone would need is in the property. Furnished to me includes things like a TV, all bedroom furniture, every white appliance (of course) and, sometimes, even pots and pans etc.. I never assume someone would want to use cutlery (unless it was guaranteed brand new) but there's always surprises out there.

Unfurnished, to me, means that only the fixtures and fittings and appliances are provided.

Part furnished, to me, is the way a Landlord describes a property when they left lots of old tat, that they don't want in their own property, behind and can't be arsed getting rid of themselves.  ;D

Your property sounds furnished, to be fair... albeit having no sofa is a bit of a gap for you.

Furnished to me means like renting a holiday cottage, i.e everything you need is there. I'd be annoyed if there wasn't a sofa.

Unlike Griff, I rent unfurnished which doesn't include white goods, only a cooker and hob.

I think legally if there is carpet and curtains it's furnished!

Although that is how I let mine, and use an unfurnished contract.

So really, based on the three replies here, it really is up to you and the tenant to agree on what you will provide and what they must have to rent it for the asking price.

Don't forget that everything you do leave needs to be up to spec safety wise, and Electrical items PAT tested annually. Sofa's MUST have the flamable test sticker etc. More trouble than its worth.

I started off renting all furnished properties. Now I am coming around to the benefits of unfurnished - less hassle, fewer Tenant requests re. stuff they don't want, less effort for my - comprehensive - Inventories. However, yes, unfurnished would still include carpets, blinds / curtains, fridge freezer, washing machine, oven, hob and, the recent one, an integrated dishwasher. Some properties, like a city centre apartment I have, will always need to be let fully furnished, so it's horses for courses.
