Hi There
I would like to give my tenants notice to move out on the 7th month of their contract by giving them 2 months notice.
I have a break clause after 6 months, but unsure if it will allow be to give notice on the 5th month to be out of the 7th? or if I have to give notice on the 4th month to be out on the 6th. Can anyone help?

Break Clause (if applicable)
The Landlord shall have the right to terminate the tenancy at the end of the first six month period by giving to the Tenant not less than two months notice in writing to that effect and upon the expiration of such Notice this Agreement and everything herein contained shall cease and be void subject nevertheless to the right of the parties in respect of any antecedent breach of any of the covenants herein contained. The period of notice must expire at the end of a period being on the 13th (2 month prior to "rent due daye" of a month.

The Tenant shall have the right to terminate the tenancy at the end of the first six month period by giving to the Landlord not less than 6 weeks notice in writing to that effect and upon the expiration of such Notice this Agreement and everything herein contained shall cease and be void subject nevertheless to the right of the parties in respect of any antecedent breach of any of the covenants herein contained. The period of 6 weeks notice must expire at the end of a period of the tenancy being the  6 weeks prior to "rent due daye" of a month..

If you want them out after 6 months then serve before start of month 5, after 7 months before start of month 6.

Either way its 2 months notice, normally the "break" clause is just the end of the fixed period, after it goes to a periodic agreement.
