2 years on....Tenancy check/credit check?

I'm a fairly new Landlord, so go easy please! I'm fortunate to have really good tenants, a professional couple who look after my property really well and pay their rent on time! so you might ask what's my problem, well its not a problem as such....my question is, they have been in the place for 2 years now and would like to renew the lease, of course I'm happy with them staying .Do i need to do any checks on them when i renew the lease ? A credit check or something?

Need? No. You can do all the checks you want, but you pay for them these days. They might also think it's a little strange. Was it a two year fixed term to start with? Why not go periodic?

Im no expert but I have got long term Tenants in a couple of properties. They pay their rent on time and look after the property ( Kept Clean). when their assured shorthold tenancy agreement came to an end I did NOT renew the agreement as I do believe the agreement automatically becomes a Periodic Tenancy Agreement for as long as they remain Tenants.
Perhaps someone can back me up on that point?
