What is the best way to advertise your rental property?

Hi

I have as yet always gone through letting agents to advertise my rental properties. I would like to have a go at advertising myself.  Has anyone had good experiences of doing this and also how did you go about it?

On the main site you can see Ads for Rightmove for £39, and articles stating success.

I have only ever used micro local free papers, and always done well.

Gumtree is okay apparently and free. The newsagent window is a timeless classic.

I think it depends on your location. In todays internet age I think your largest target audience lies there.

I just posted an ad in our local journal, I paid for two weeks but had a tenant on the first day, and they've been in my property for over six years, the secret of keeping good tenants is to keep the rent low, my property is rented out for £675  and  I haven't changed it in six years so I keep them happy , a property down the road of the same size and not as nice as my property is £725, and has new tennants  every year or even six months, and you only lose rent payments while it's empty so on average I found it better. Back to the original question and sorry to waffle, I got my local agency to draw up the agreement for a set fee of around £70, and then manage everything my self...good luck...

I recently put my property on gumtree and have had quite a lot of interest.

Previously I called around letting agents as i had a small window to get tenants in. I called agents and negotiated the best % - Mnaged to get one from 8% down to 5% commision.   Wortha  try!

My advice is put the adverts out early so you can pick and choose the best tenats for you...
