Refurbish to Let mortgage advice please

Hi All

I have seen a flat Im interested in, but it needs a new bathroom and kitchen. Both are mains connected but in disrepair/ very dated (no structural repairs needed).

I have 30% deposit and will be looking for a BTL mortgage for the remaining balance.
My questions around this are:

1) Given the current state of the property will I even get a BTL mortgage approved, as its not really "ready to rent" ..and I want to refurbish it?
2) Given I might not get a BTL approved, or risk a lower lend, what are my financing options during the period of refurbishment? I looked at refurbish to let speciality mortgages but they only seem to release additional funds to you after the refurb and rates arent that great. Also they seem to keep LTV the same ( at 70%) - but doesn tthat mean Im missing out on my LTV improving post refurbishment with a higher valuation?

Anyone with any experience as to the most efficient financing options in this scenario would be much appreciated
