I'd like to declare my single property to the HMRC this year and just keep quiet about the sale and previous work. What I'm wondering is how likely the HMRC is to find out about my previous rental years and the sale if I declare my remaining rental property? Or whether I should also declare the sale as well?

All property transactions are now registered with HMRC and have been for a number of years. So they may well find out.  :(

I wouldn't ask for advice on breaking the law on a public forum mind!

You should of course declare all earnings and pay the tax that is due.
