Can anybody recommend a good rent guarantee insurance hopefully that doesn't have an excess  or some hidden reasons why they won't pay out when a tenant doesn't pay the rent for two months and the absconds completely x

Sorry, I cannot recommend a good rent guarantee insurance that doesn't have an excess or some hidden clause why they won't pay out [when a tenant doesn't pay the rent for two months and then absconds completely]. The whole idea of Insurance is not that you win... but that you lose, and they win. Go for the legal minimum Insurance you can, take on the risks... get better Tenants, judge them in improved ways... two months is nothing, you should hear some horror stories... watch TV and suchlike. Your war chest can [should be able to] cover this.
