Obtaining a mortgage when developing....

Hi everyone,

I'm just after a steer in the right direction if possible.

If I plan to give up my day job and become a full time developer, how will this affect me getting a mortgage? Is there such thing as a 'developer's mortgage' where the bank realise that this is your job and don't take into account any monthly income? If it makes a difference, I currently have 30k in savings.

Any information would be greatly received.

At the moment banks look on 'full time' developers less favourably than people who have an income outside of property. Eggs in one basket etc. Most lenders will require the applicant to have a minimum income level as their criteria. I presume the savings would go on the deposit and refurb of the property?
