Hi

New here looking for some advice on best way to finance/mortgage properties through an Ltd company (spv).
The company was only setup at end of last year to buy and let property with. There is currently one property owned outright within the company and we are looking to purchase more.

We know that there are companies that do BTL mortgages to LTD companies but the minimum value of the property has to be £75,000. We would rather get for example a loan/mortgage for say £150,000 and put down £50,000 then buy 3 properties with the £150,000. I have read stuff on portfolio mortgages but don't know if we would be able to obtain one? Or if they even still do them.

The reason that it has been done through Ltd is that 2 of the directors are 40% tax payers the other 2 are retired. They are all willing to give personal guarantees as well.

Any advice would be appreciated TIA.

My advice.

Think again.

This is not going to happen.

You need to lend more money to the company, get your turnover from rent over £50,000, then look to the company to borrow to repay the Directors loans. ( 50k in a set of published accounts)
