Richard & Isabel have bought on the outskirts of Chiswick, West London, a 2 hidious bedroom house. They planned to double it in size to create an enormous, luxury family home. But they didn't do it by something as simple as a loft or side extension; they excavated tons of earth from beneath the house to make a whole new lower ground floor.




In packed cities where space is at a premium, basement excavations are growing in popularity. They're an effective way to add serious square footage, but they're also very expensive and shouldn't be done unless you're sure you can see a return in the property.

Richard & Isabel bought the property for £395K. They have an optimistic budget of £210K and they plan to sell for £900K. That would make them a phenomenal £295K in profit.


I haven't seen this episode yet. I'll watch it later tonight.

For those who watched it, what did you think?

I just watched it. That woman was so f'ing arrogant, I wanted to punch her in the face repeatedly. She thought she knew everything- but she knew nothing. NOTHING.


- wtf was that hidden room/fake door about?
- i personally thought the interior decoration inside the house was pathetic. Everything was mixed and matched.
- she catered for her own taste and disregarded the local market completely.
- the property was completely out of place. It was surrounded by a public car park, train tracks and what looked like a council estate full of flats. Who is going to buy a £1m property surrounded by that?
- the woman was acting like a spoilt shit when she was saying, "i want a house, i want a house", and her basis was, "i've developed flats before, and now i want a house". She acted like she was going to be living in the damn place, as opposed to the project being a money making scheme.
- she ignored Sarah's advice from day one about splitting the house into 2 seperate flats.


Overall, she was a complete tossor in my opinion and her partner was just a doormat, from what it appeared. I hope they make a substantial loss.

I need to find out how much that pile of shit sold for. The downstairs was amazing, but the upstairs was completely disjointed.

It was like a dog had taken a shit on a piece of diamond.

Sorry for the rant, guys, but she really pissed me off :)

I think that it was an incredible exercise in ignorance (about the target market) and arrogance (not prepared to do the research,nor listent to advice) and then decide to value it at cost plus incredible unrealistic margin.................I would love to know if they sold it and for what price.

I used to live right next door to Chiswick and would not pay that money for the specific noisy location and lack of house presence (apart form the downstairs it was a fairly pokey house that had no interior design style).

I think they where intelligent people ... but just wanted to do a house ..... for themselves and to make MORE money , than they had .

There where so many different styles in the house , it was just stupid and oh dear ... what was the woman wearing at the end .......


I havent got the time to list all the things they did wrong .. but there was alot .
But they got what they wanted from it ... which was basically doing something on a large scale I think.

Also I agree Countryboy ..... the area really wasnt good enough for that type of house .

If I had that amount of money to spend on a house ............ I definately WOULD'NT spend it out that house.

ps. woo I have no central heating now ( and Im freezing )

Did they do a good job on the development, besides from the unrealistic evaluation?

and 1.1m

and they put it on for 1.3m

They were such fools. I just didn't understand what they were doing. They made the entire project way too complicated. The house would have looked better if they just painted all the walls, put down nice flooring and left it empty. All that junk they decorated it with was ridiculous.

Did you see that yellow/blue window they kept showing? haha, what was that about? I think they kept showing it to take the piss, because it was so bad.

I honestly believe they made a loss on that property. If they made a profit, I doubt it was THAT much.

Episodes like that should be an inspiration. If idiots like that can squeeze money out of development, then we can, ten fold.

I wouldn't live in that property purely because of the surrounding area. It was in the middle of a ghetto. That house is probably a prime target for local theives.

I dont know if I like this seasons property ladder that much .... its very watchable ...... but soo annoying , I cant help but yell at the TV even if Im on my own .

I hate stupid people that always want there own way ... but then I look at my own project .. and I think maybe I'm just as crap ! ... but atleast I can see it  ;D

I think they actively selected complete arrogant knobs this season. It's great viewing. Plus, it's great to bitch about on a Tuesday night. What else is there to do?

Ok i would live their no problem, only thing is it would need 100k spending on the top part to blend in with the bottom.

Yeah, I never understood that. They had 4 flats in total, I think. 3 in the UK and 1 in Dubai. It didn't make sense. From what they were doing, it sounded like they weren't going to make much from selling 4 properties. In that case, we have to wonder what the hell they had invested in...pieces of shit, perhaps? You'd like to think that after selling 4 properties you'd make a minimum of 100k.

The top of the house was so disjointed from the bottom, it was a mess.

The woman's attitude really annoyed me. She made the biggest mistake when it came to development. She kept saying, "I like to be different, I like different things". You can't apply that kind of mentality to development, especially when you're trying to sell it onto others for profit. She completely limited her market.

Yes fagey poos, its the same old addage buddy, dont put your mark on a property, its wrong and the % is prob 1-5 with other people liking the same as you, its a crap idea,
As for the flats i think they /SHE had remortgaged the crap out of them to fund other nasty devolopments or more to the point the place in Dubai,
With four other joints one would expect to be making some cash out of it, they where just wrong and he was just her bitch, a nodding dog.
I did like the bell dress she had on at the end, wtf, will some one please whip me till i bleed i need this episode out ma system
